For Sellers

As a seller’s or listing agent, I help homeowners sell their houses for the best possible terms. Under New York State law, I am bound to put the seller’s interests above those of any other person, including myself. I am required to keep the seller’s affairs in confidence, to carry out their wishes, to keep good records, and to maintain my skills and expertise as a real estate professional. I take these duties very seriously.

The Selling Process

My work starts with a thorough review of your property and a comparative market analysis–a review of similar properties that have recently sold, are currently on the market, or have failed to sell. Working together, you and I determine an asking price and decide when is the best time to place the house on the market.

As your agent I will be there to coach you every step of the way:

  • preparing your house for the market
  • completing the listing contract and disclosures
  • how to prepare for showings/what to expect*
  • how to prepare for open houses
  • negotiating the offer
  • how to prepare for a home inspection
  • how to deal with radon gas and other hazards
  • your buyer’s financing
  • how to prepare for the final walk-through
  • pre-closing details
  • what to expect at the closing

I keep in close touch with my sellers during the marketing and contract process and monitor the many details connect with a closing a house sale.

How I Get Paid

Sellers sign a listing contract with Howard Hanna Real Estate Services and pay the commission (almost always a percentage of the sales price) once the property closes. If the property does not sell, we do not get paid.
